Pyrrhotite in a Quebec Foundation: Expert Reports, Evidence and Available Aid

Confirm the problem through expert reports, preserve remedies and distinguish active or suspended program components.

Do not diagnose it visually

Cracks alone do not prove pyrrhotite. Have the required testing and reports defined before irreversible work.

Build the file

Gather the deed, seller declarations, plans, invoices, warranties, dated photos, crack progression and prior reports. Notify the insurer and relevant professionals.

Obtain expert reports

Quebec’s program includes a component for reports that detect and, when necessary, measure pyrrhotite content. Confirm eligibility before ordering the assessment.

Current aid status

The construction-work component has been suspended since April 1, 2025 for lack of new funding. The expert-report component lists separate rules and caps; verify status on the application date.

Preserve remedies

Do not sign a release or destroy evidence without advice. Deadlines involving a seller, contractor, professional or insurer can differ; obtain prompt legal advice when a claim may exist.
