Ecological land gifts: certification and valuation

Check before acting

Nature reserve recognition and an ecological gift are separate processes. Obtain legal and tax advice on the transfer.

Check the recipient

Discuss the proposal with the program and an eligible recipient before completing a transfer. The project must meet ecological gift requirements. [1]

Obtain certification

The process separately addresses ecological sensitivity, recipient eligibility and fair market value. A municipal assessment does not replace these checks. [1]

Engage the appraiser

Choose a qualified appraiser familiar with program requirements. Specify the land or interest donated and request a report meeting applicable professional standards. [2]

Reconcile the file

The review panel examines the appraisal before the ministerial value determination. As a practical precaution, ensure the appraised interest matches the transfer documents and retain decisions and evidence. [2]
